An upscale contemporary urban apartment community located in the Energy Corridor of Houston, Domain at Eldridge is an interesting campaign. The client’s name for the community is established but Robinson Creative’s scope includes a full branding and logo design. After researching the desired demographic, the client’s expectations, architect style and the interior designer’s direction, Robinson creates a bold signature logo utilizing multi shades of red in a dynamic prism motif. This feel is established with sharp angles  and bold contemporary triangular shapes. It is carried through all elements with diagonal cuts and angles. In fact, this mosaic red tile formulated by Robinson repeats with both the community pool tile border and a mosaic broken tile wall in the clubhouse. Efforts are made to also connect this direction with all signage and identity.

 

An ingenious collateral package positions the actual logo into the design and cut of the striking pocket folder. The interior features a dynamic amenity fold-over with site plan, business card carrier and 4-Color floorplan inserts. Matte and Gloss varnishes are dry-trapped for a polished contemporary power statement. Additional elements such as an exterior marketing one-sheet, direct mail and classic stationery pieces are also included. Even though plans are initially printed as separate inserts, the community offers over thirty unique plans. Printing additional blank letterhead allows the on-site team to utilize their printer for other inserts outside their core plans. It also provides a method for printing plans as needed without additional printing expense or paper waste.

Got a large set of windows? Well… bare your business’s soul for the world to see! Windows are a blank canvas that can be utilized to promote your business in a very dynamic fashion. In urban settings it has become the rage, and in retail centers they have enhanced windows with graphics for years. Now with several new window graphic materials on the market, you can brighten any window with your message and attract a lot of attention… no matter what your business. The latest materials, with a variety of adhesives, provide distinctive looks 24/7.

 

There Are Three Types of Material:

  1. Opaque (The brightest graphics but no outside light.)
  2. Translucent (Looks Great both day and night. Allows some filtered light.)
  3. Mesh (Inside can see out. Customers see the graphics. Allows filtered light.)

 

First, you need to see if your windows are in prime position for viewing by your customers. Second, simplify your message. Like billboards, you don’t want complex verbiage, as people will not read convoluted text. Use bright colors and large attractive images. You may even want to add a QR Code so customers can quickly access your website by scanning with their mobile device.

 

Using the correct vinyl material is important as well. However, it will depend on your goals. For example, if more traffic will see your windows at night, use the translucent vinyl. When you leave the inside lights on, it glows to become an illuminated backlit night graphic, but will also look great during the day.  If you want the most optimum exposure during the day, the opaque vinyl is the brightest performer but allows no light into the interior (make sure you have lights and don’t solely depend on natural light).  If you need natural light, use the mesh as it allows you to see outdoors and natural light to filter into the interiors. There is even material that incorporates a static cling for easy removal later. The options are endless!

 

Finally, hire a design company that understands which material, color, statement and images you need to reach your goal. One of Robinson Creative’s most valued services is property analysis. After the 1.5 year-old tax credit community, Harris Branch, spent advertising/marketing dollars to increase traffic to no avail, RC is called for guidance. Harris Branch is at a dismal 68% occupancy and the owner is anxious. The Robinson team spends two days evaluating the site, staff, models, signage, competition, amenities, unit mix, current incentives and marketing. This arduous process looks at how the property is presented to the public and focuses in on a more appropriate demographic. The newly constructed product is worn with residents damaging the community. Harris Branch not only needs residents, it needs better residents! With many handicaps, this property is income restricted, not connected to a bus line and surrounded by A+ product. RC discovers a huge segment of qualified prospects not currently reached by the community. Located in an award-winning school district, Harris Branch is missing the Latino population.

 

After an extensive analysis, RC not only discovers an underserved market but devises a proven method to reach and capture this demographic. For the average cost of two yearly leases, Robinson sets up a direct mail and radio campaign targeted to the Latino market. The spots are designed to speak directly to both the culture and market with Spanish-speaking commercials. RC writes and produces the spots, negotiates with two radio stations on the best rates with maximum exposure and devises an dynamic incentive program. Because this is a tax credit property, care is taken in developing the incentives and giveaways. Direct mail is targeted to specific areas of the city in which the demographic live and listen to these two radio stations. In addition, RC works with the onsite team on event strategy so the incoming traffic is captured and acknowledged. After the event a planned follow-up program is initiated.

 

RC also secures an additional radio van with personality and free breakfast tacos the week leading up to the remote event. The event is a huge success with more traffic than the management company had ever seen!  This generates even more excitement. This urban residential community in Austin, Texas has a very contemporary look and feel. Interior colors are bright and fun loving. The address is the name of the community and the client asks that the surrounding retro neighborhood be explored. So, the names of plans take on the name of neighborhoods and the brochure is designed with punch-out circles, revealing theme colors. The inventive wraparound design showcases the community with repeating circles and a sharp modern motif. During construction, a temporary marketing piece with floor plans is utilized for corporate marketing and pre-leasing. A direct mail campaign promotes the community to students and executives while distinctive flyers and advertising strategically present the property to additional markets. Corporate image is consistent with the established campaign.

After the devastation of Katrina, this attractive award-winning urban community is established with the New Orleans housing incentive. After designing the signature logo, RC completed an identity package for the unique development. The main blade identity is positioned over the office and is creatively designed with multiple lighting features. The identity illuminates via dimensional acrylic letters with bars of glowing blue light running up the sides of the sign and a wraparound aluminum band. Illuminated letters are positioned over two main entrances and a building identity with logo faces main traffic.

An eventual multi award-wining and successful campaign began with the community facing an uphill battle with area residents. It is an area with politically minded and active individuals who did not take kindly to a new development within a beloved historic area. However, the building was one of Gables first certified LEED communities. RC utilized a unique seeded card to introduce the community to area businesses, residents and city officials. A slogan was established that defined the development. It was later trademarked for the company’s national green statement and future environmentally friendly construction. “Your Shade of Green” became the tagline with metro advertising, direct mail, outdoor, building wraps and print advertising announcing to DC commuters, “Life is Greener on This Side of DC!”  Stylish building graphic wraps told the story with multi-racial images and green infused pictures. The brochure collateral package featured a pocket and separate plan inserts. Papers are FSC certified and only soy-based inks are utilized. The campaign is winner of over seven national awards, including Communicator, Hermes, Pillar of the Industry and others.

Palm Beach Tan:

Palm Beach Tan is the nation’s largest upscale tanning salon with over 225 locations. RC designed all Point-Of-Purchase material in an on-going monthly promotional campaign and distributed material to each store. Materials included window graphics, stantion banners, counter cards, coupons, fliers, radio, outdoor advertising and more. In addition, RC developed an award-winning lobby video presentation that focused on the lifestyles of the company’s three client-types. These relatable characters expressed how tanning adds color to their lives and invited the viewer into their story. The presentation introduced products and their exclusive Premier Membership program to clients as they wait for an available booth or service. This dynamic video won two Telly Awards and two Communicator Awards. RC also developed the slogan, “Life Needs Color” that continues as the company’s signature.

Working with both Greystar and Trammel Crow, RC crafted a powerful slogan that identified this extraordinary project. Perched on a high precipice and seen for miles on the west side of scenic Austin, RC established the descriptive slogan, “An Address with Altitude.” RC completed a temporary brochure while the community was under construction and unveiled the more extensive and complete main brochure at lease-up. Flyers, direct mail, letterhead and other marketing pieces focused on “Life On Top of the World” with stunning view photography, lifestyle and community images. The brochure utilizes bold colors and a distinctive multi-square window die-cut with multi-panel wrap.

The developers recaptured an older retail development and transformed into a new urban living destination called Élan. Located in a transitioning neighborhood close to Love Field in Dallas. The exciting development faced many challenges. Robinson assisted by first negotiating with the city on strict signage restrictions. In order for the new community to be noticed, it desperately needs appropriate curb appeal. RC achieves amazing results with stylized museum street banners with color and movement. The innovative Balloons On A Stick product is used to create excitement with balloons and temporary banners. Attractive graphic building wraps added a signature message while new empty retail windows provides the canvas for adhesive graphics with future retail images. All community signage is completed by RC including a extraordinary hip Euro illuminated blade identity and striking retail identity. Area advertising continues with urban kiosks and outdoor advertising near Love Field. And the focus is to executives who commute with a clever tag, “Love Where You Live.”

Overlook Terraces

Overlook Terraces is an affordable new construction community in South Louisville, Kentucky. The community was on a time sensitive objective of achieving 90% occupancy in a short period. Robinson Creative researched the market and evaluated the community. It was the only apartment community that had a splash park instead of a pool. This could be a negative but RC assisted the client with a strategic campaign that focused on the family aspects of the development and its beautiful views. RC combined a targeted direct mail campaign with focused radio and a Disney Radio remote. Strategically planning the event with incentives, pre-event signage, tours, giveaways, custom school backpacks and event strategy, the campaign gleamed 18 leases during the event with more following. The event was such a success, a Fall Harvest Fest was also planned. The property met it’s deadline with full occupancy!

The client’s objective was to take this 11 year-old tax credit community and transform it into a market-rate community. RC assisted the client with a powerful entry design statement, colors, interiors and exteriors. Terri Cooper, ASID, RC’s color specialist and interior designer, fashioned a 24-Hour Resident Center and renovated it with a cost-effective color transformation. After brainstorming with the client, a Napa Valley Wine theme became the goal. RC orchestrated the look with cedar entry towers. This element continued throughout the community. The monument took advantage of the Napa theme. This feel was also repeated in the pool area, revitalizing a plain resident amenity area. Signage provided the necessity with a striking look, color and shape. RC re-worked the resident center, adding a cyber café, game center, dynamic fitness and modified clubhouse. An eventual multi award-wining and successful campaign began with the community facing an uphill battle with area residents. It is an area with politically minded and active individuals who did not take kindly to a new development within a beloved historic area. However, the building was one of Gables first certified LEED communities. RC utilized a unique seeded card to introduce the community to area businesses, residents and city officials. A slogan was established that defined the development. It was later trademarked for the company’s national green statement and future environmentally friendly construction. “Your Shade of Green” became the tagline with metro advertising, direct mail, outdoor, building wraps and print advertising announcing to DC commuters, “Life is Greener on This Side of DC!”  Stylish building graphic wraps told the story with multi-racial images and green infused pictures. The brochure collateral package featured a pocket and separate plan inserts. Papers are FSC certified and only soy-based inks are utilized. The campaign is winner of over seven national awards, including Communicator, Hermes, Pillar of the Industry and others.

Palm Beach Tan:

Palm Beach Tan is the nation’s largest upscale tanning salon with over 225 locations. RC designed all Point-Of-Purchase material in an on-going monthly promotional campaign and distributed material to each store. Materials included window graphics, stantion banners, counter cards, coupons, fliers, radio, outdoor advertising and more. In addition, RC developed an award-winning lobby video presentation that focused on the lifestyles of the company’s three client-types. These relatable characters expressed how tanning adds color to their lives and invited the viewer into their story. The presentation introduced products and their exclusive Premier Membership program to clients as they wait for an available booth or service. This dynamic video won two Telly Awards and two Communicator Awards. RC also developed the slogan, “Life Needs Color” that continues as the company’s signature.

RC worked closely with the interior designer in this repositioned community and brought the interior feel to all branding. An older property, the client revitalized it with bright reds and yellow accents and a southwestern flare. The clubhouse featured brightly colored boots and hip Texas accessories. RC created the logo with an artisan interpretation and continued the consistent colors throughout print collateral and signage by establishing a unique pattern backdrop. The client had a very strict budget. The look was powerful and set the identity and theme of the community. Through an outstanding but less expensive process, the colors and pattern were printed directly onto the back sign plate. Touring with Disney and taking his first album on the road, RC consults with the star and creates a signature double “M” for the actor/singer. BEYOND THE FARTHEST STAR is an independent uniquely-inspiring story on film. It stars Renee O’Connor (Xena, Boogeyman 2), Barry Corbin (No Country for Old Men, Northern Exposure), Todd Terry (Arlington Road, Breaking Bad) and Cherami Leigh (Friday Night Lights, Fast Food Nation). RC works with the producers of the film from inception to casting and production to release. Set to release in late 2013, the film requires a grassroots effort from fans. RC works social networks such as Facebook &Twitter, blogs, fan video and the main website to develop a strong fan base with continual communication. RC networks with news media through press releases and contacts for internet buzz, articles and media coverage. Through filming, Robinson secures several onset interviews with media. Through post-production, Robinson utilizes video, contests and news to release updates to a growing fan base. Utilizing connections, RC cultivated a novelization of the film through best-selling fiction authors, Bodie and Brock Thoene. Through presentations and negotiation, Zondervan/HarperCollins is obtained as publisher for the novel, e-book and audio book. The novel is now available through major booksellers such as Amazon.com. RC works with presentations to distributors in order to acquire various forms of distribution for the film. In addition, Robinson establishes market connections to specific groups with targeted materials and arranges screenings to various demographics. The client’s objective was to take this 11 year-old tax credit community and transform it into a market-rate community. RC assisted the client with a powerful entry design statement, colors, interiors and exteriors. Terri Cooper, ASID, RC’s color specialist and interior designer, fashioned a 24-Hour Resident Center and renovated it with a cost-effective color transformation. After brainstorming with the client, a Napa Valley Wine theme became the goal. RC orchestrated the look with cedar entry towers. This element continued throughout the community. The monument took advantage of the Napa theme. This feel was also repeated in the pool area, revitalizing a plain resident amenity area. Signage provided the necessity with a striking look, color and shape. RC re-worked the resident center, adding a cyber café, game center, dynamic fitness and modified clubhouse. Overlook Terraces

Overlook Terraces is an affordable new construction community in South Louisville, Kentucky. The community was on a time sensitive objective of achieving 90% occupancy in a short period. Robinson Creative researched the market and evaluated the community. It was the only apartment community that had a splash park instead of a pool. This could be a negative but RC assisted the client with a strategic campaign that focused on the family aspects of the development and its beautiful views. RC combined a targeted direct mail campaign with focused radio and a Disney Radio remote. Strategically planning the event with incentives, pre-event signage, tours, giveaways, custom school backpacks and event strategy, the campaign gleamed 18 leases during the event with more following. The event was such a success, a Fall Harvest Fest was also planned. The property met it’s deadline with full occupancy!

Working with both Greystar and Trammel Crow, RC crafted a powerful slogan that identified this extraordinary project. Perched on a high precipice and seen for miles on the west side of scenic Austin, RC established the descriptive slogan, “An Address with Altitude.” RC completed a temporary brochure while the community was under construction and unveiled the more extensive and complete main brochure at lease-up. Flyers, direct mail, letterhead and other marketing pieces focused on “Life On Top of the World” with stunning view photography, lifestyle and community images. This urban residential community in Austin, Texas has a very contemporary look and feel. Interior colors are bright and fun loving. The address is the name of the community and the client asks that the surrounding retro neighborhood be explored. So, the names of plans take on the name of neighborhoods and the brochure is designed with punch-out circles, revealing theme colors. The inventive wraparound design showcases the community with repeating circles and a sharp modern motif. During construction, a temporary marketing piece with floor plans is utilized for corporate marketing and pre-leasing. A direct mail campaign promotes the community to students and executives while distinctive flyers and advertising strategically present the property to additional markets. A duck is used to sell the concept of water beading and the distinctive nature of the product. A smaller tri-panel piece is also designed as gateway marketing for the product. When the company experienced negative press, an ad was placed in auto trade publications detailing the truth about the company, dispelling the rumors.

LDG Development is an affordable housing developer located in Louisville, Kentucky. RC not only establishes branding, marketing and signage for several of their communities, they also create this corporate marketing collateral. Displaying projects and communities is paramount. RC provides exciting photography for at least four of their newer communities, combines with existing photography and establishes the slogan, “Quality Living Comes Home.” Just as they provide quality housing focused on families in neighborhoods across the country, RC goal is that the piece is warm and inviting. Signature logo is developed first with a large yellow “R” brand graphic, yet remains fresh and current. A series of discovery meetings with the client, revealed the client’s goals, philosophy and character. Lane Company of Atlanta employs RC for a groundbreaking project. The National Linen Company’s vacant industrial-styled building is transformed into hip urban lofts. Built in the early 40s, the company manufactured linen napkins, towel, diapers and other supplies. The classically designed building is a perfect example of early art deco and industrial architecture. The site, located adjacent to the Jimmy Carter Library, is to also include 220 new construction apartment units that wrap the loft building. RC located the original architect and fashioned the building’s colorful history. Collateral incorporates a linen tablet design with Chicago screws, die-cut tabs, three textured papers and art deco illustrations. Texture is an important element in the design as it emulates the rich history of the project. The development is located on Freedom Parkway so the name became a focal identity also of all the branding. Phrases like “Welcome to Freedom” and “Freedom of Choice” are used in both collateral and advertising along with inspiring quotes from figures from the era. With over 40 plans, Robinson designs a foldout plan insert for plans that can be printed on-site as needed. In addition, RC completes a smaller sister brochure for the apartments. Clever identity signage, designed with the same dynamic art deco flare is also part of the branding.

This company manufactures smart cards and membership cards for clients. Interpro desired a powerful direct mail piece that creatively advertises their services. A large graduated insert piece becomes a marketing collateral and direct mail with sectioned information. The front of the piece uses the play on words, “Your Future In The Cards” and it appears to be a large smart card. Even the back of the piece is designed with a magnetic strip consistent with actual cards. Overall, the piece both advertises services as well as educates clients on the viability of utilizing the smart card products.

This community located close to South Beach, Florida, mirrors the style of the area with Art Deco elements and colors. The design features a soft suede textured cover wrap with an ingenious nautilus shell closure element. Lifestyle images and area photography tell the story of life at this exciting community. Marketed to singles and young executives, Valencia is what Southern Florida is all about. The brochure also provides convenient business card slits for the leasing consultant’s ongoing correspondence with the prospect. RC also completed illuminated building identity for the community. This extraordinary piece won Best Market Rate Brochure at the Pillars of the Industry Awards.

A challenge for any new residential community is attracting potential during construction. The process is an unattractive one with heavy machinery, construction cones, dirt and mounds of material and equipment. Even though construction attracts attention, commuters are often aggravated by the site and the many construction vehicles blocking traffic. RC transforms the Gables Park Plaza site by wrapping the leasing trailer with colorful graphics, messages and information. The graphics are a temporary flash of color and imagery to help potential residents see beyond the construction to what the final community will be. Because the building is LEED certified and it overlooks beautiful landscaped biking trails and Lady Bird Lake, nature images and active lifestyles are utilized. Creative building graphic wraps are also utilized on elevations…  capturing the busy traffic on Lamar Blvd. The lease-up owes its success to these bold, exceptional display graphics.

This company specializes in fundraising campaigns for non-profit companies across the globe. The major tenant of a prominent office high-rise, corporate identity signage is designed using the established logo. A powerful illuminated projected 3-demensional identity greets traffic on a large extended granite wall, while an identity marker illuminates the vehicular entrance. KMA offices in the ground lobby of the building with main facilities on several higher floors. So, signage must be available both in the lobby and in the reception area on the main floor of the company. In this corporate atmosphere, a stylized deep wall inset is crafted with three different metals for signage letters.

The developers recaptured an older retail development and transformed into a new urban living destination called Élan. Located in a transitioning neighborhood close to Love Field in Dallas. The exciting development faced many challenges. Robinson assisted by first negotiating with the city on strict signage restrictions. In order for the new community to be noticed, it desperately needs appropriate curb appeal. RC achieves amazing results with stylized museum street banners with color and movement. The innovative Balloons On A Stick product is used to create excitement with balloons and temporary banners. Attractive graphic building wraps added a signature message while new empty retail windows provides the canvas for adhesive graphics with future retail images. All community signage is completed by RC including a extraordinary hip Euro illuminated blade identity and striking retail identity. Area advertising continues with urban kiosks and outdoor advertising near Love Field. And the focus is to executives who commute with a clever tag, “Love Where You Live.”

Icon is the fourth community added to Atlantic Station in Atlanta. The look is “iconic” with multi-layers of illuminated metal and large round “Hollywood” lights within hollow black contrasting letters. LED lights are used on the large identity accenting the large initial “I” in the blade sign. The signage complements the appeal of the architecture and is striking both day and night. The focal point of the community is two tower elements with spires darting into the sky. Signs follow this dynamic. In addition, one smaller identity sign is placed onto the metal awning marking the office entrance. Because the property is stretched over a large area, a third sign captures the traffic on the opposite side.

Winner of the National Pillar of the Industry Award for Best Sign Campaign, Cityville is an ingenious and dynamic campaign with creative elements. The challenges facing the RC design team are numerous. Because one parcel of land was not available for development, the leasing office is separated from the main buildings. Furthermore, each street lining the community is a one way. Potential resident traffic must be guided to the office without searching for the correct entry. The focal point of the property is two exposed cylinder-shaped stairwells on busy Live Oak. The Robinson team wraps these two features and caps them with circular brushed aluminum illuminated identity. Traffic is guided with strategically placed directional signs around the community to the office. RC works closely with the city to ensure the best signage coverage and is able to negotiate another sign that creatively wraps the corner of the leasing building. Signs are industrial in design to match the character of the architecture using stamp and metal treatments. Illuminated signs are visual 24/7 with a unique Day-Glo process. Letters are black during the day and bright white at night.

After the devastation of Katrina, this attractive award-winning urban community is established with the New Orleans housing incentive. After designing the signature logo, RC completed an identity package for the unique development. The main blade identity is positioned over the office and is creatively designed with multiple lighting features. The identity illuminates via dimensional acrylic letters with bars of glowing blue light running up the sides of the sign and a wraparound aluminum band. Illuminated letters are positioned over two main entrances and a building identity with logo faces main traffic.

This apartment community was the first residential development in the 135-acre master-planned Atlantic Station. RC worked with a planning committee, architects and interior designers for two years before the multi-faceted development took shape. Atlantic Station is an urban residential/shopping/hotel/entertainment mecca developed from reclaimed land in Midtown Atlanta. Because the former land is the site of the historic Atlantic Steel Mill, metal elements are important. Brushed aluminum became the one consistent element in all signs throughout. Park District sets the stage for the other residential with stylized identity wrapping the entrance of the community. An additional illuminated identity greets traffic traveling over the 18th Street bridge, atop of an exposed stairwell tower.

An established red is a requirement by the developer. RC designs signs guiding both retail and resident traffic throughout the community with contemporary, yet striking signage. To capture street traffic, a clever tri-panel museum style message is designed. Traffic traveling either south or north sees the same message… LIFE ON THE AVENUE. This development is perfectly positioned with a glorious view of the Atlanta skyline. RC designed a memorable logo by incorporating distinctive building shapes from the actual skyline. Then the logo is fashioned into powerful identity signage with expertly crafted halo illumination and pushed-thru lit letters. One sign is placed strategically near the office while the main sign is where traffic can easily spot the property name. A massive 45-foot wide sign clearly identifies the community and takes full advantage of the thousands that pass daily. Signage is clearly visible both day and night.
